I keep finding a building while exploring, with this message:
It's your turn and a clerk asks you to sit. You show him a mistake in the address of the unsent letter which you have and ask him to correct it.
You don't have any invite to perform exchange.
What items do I need in order to do the event?

You'll start finding invites in chests and such as you explore. They're items that can be used only once you build the Inn; each one summons a particular guest who has an effect. For example, the Genetecist Invite summons a Geneticist; as long as the Geneticist is in residence (three days), you will be able to choose which gene to research instead of having it be random. There are a bunch and some are more useful than others; the Chancellery allows you to trade an invite of your choice for the random one they offer.
